Find Your Oasis at the 2013 Tulsa Home & Garden Show March!
Oklahoma’s largest home and garden trade show is a Tulsa tradition—Tulsa’s home improvement event of the year is coming to Expo Square, Thursday, March 7 through Sunday, March 10.  Featuring 500 exhibitors, the 2013 Tulsa Home & Garden Show showcases virtually every type of home and garden product, from the front door to the backyard. Presented by the Home Builders Association of Greater Tulsa and sponsored by ARVEST Bank, the Tulsa Home & Garden Show offers a one-stop shop for everything homeowners need, highlighting hundreds of new ideas and the industry’s latest trends, as well as fun features for the whole family. Tickets are $8 for adults. Children under 12 may attend for free when accompanied by a paid adult. The Official Guide will be distributed in the March 6 edition of the Tulsa World, and on sale at all area QuikTrip locations for the duration of the Show.  The Guide contains a map of the Show including exhibitor information, a Show schedule and, coupon for $1.00 off admission.

2013 Greater Tulsa Commercial Market Update
We’re almost at maximum capacity for this year’s Commercial Market Update, so if you plan to attend, don’t wait any longer to register! Event is 7:30 a.m.-12:00 p.m. at the Tulsa Renaissance Hotel. Commercial: Vacancies to Ease in All Sectors
Major commercial real estate sectors continue to improve, albeit slowly, with gradual economic improvement and job creation driving absorption of space, NAR says. National vacancy rates are expected to decline 0.4 percentage point in the office market, 0.4 point in industrial, 0.3 point for retail, and 0.1 point in multifamily. Display Key: $35.25; this is the basic quarterly user fee for all agents who have a key. Ekey Basic, $31.35; additional quarterly charge ($66.60 per quarter). Ekey Professional, $61.35; additional quarterly charge ($96.60 per quarter). These prices will be billed quarterly with your MLS quarterly user fee. User Fee and Display Key:  $110.25 quarterly; User Fee and Ekey Basic: $141.60 quarterly; User Fee and Ekey Professional: $171.60 quarterly.
GOVERNMENT/LEGAL ISSUES:
FHA to be Largely Spared 'Sequester'
Across-the-board budget cuts enacted in 2011 to reduce the federal deficit take effect Friday, March 1, absent additional action by the government. Some $85 billion, split between defense and domestic discretionary programs, is scheduled to be cut over the balance of 2013. In all, about $1.2 trillion is to be cut over the next 10 years. Not counting the economic impact on housing demand, the cuts are expected to have minimal impact on federally backed mortgage finance programs because the sequester applies to program dollars, not loan guaranty authority. For that reason, loans backed by FHA, VA, and the Rural Housing Service are expected to remain at current levels.  The White House has posted an analysis of how the budget sequester could impact federal funding in your state. 
NAR Urges CFPB to Fix Cap on Fees and Points
The Consumer Financial Protection Bureau should reconsider the cap on fees and points it has put in place in the qualified mortgage (QM) rule it released earlier this year, NAR says. The cap applies to originator compensation, GSE loan level price adjustments, and title insurance charges. If left at its proposed level, it would put home mortgage borrowing out of reach of otherwise qualified borrowers, NAR says. The association is working with members of Congress on legislation to address the cap if CFPB moves forward with it in its current form. The QM rule is set to take effect next year in January.

Home Sales Up as Seller’s Market Develops
Existing-home sales rose 0.4 percent up in January from the previous month to a seasonally adjusted annual rate of 4.92 million. The sales pace is 9.1 percent above a 4.51 million-unit pace in January 2012. NAR Chief Economist Lawrence Yun says a seller’s market is developing. More

Good Neighbors in Your Community?
REALTOR® Magazine is seeking nominees for its 14th annual Good Neighbor Awards, which recognize REALTORS® who impact their communities through volunteer work. Five winners will be recognized at the 2013 REALTORS® Conference & Expo in San Francisco, and will receive travel expenses to attend the show, and a $10,000 grant for their community cause. Entries must be received by May 20. Entry forms are available at REALTOR.org.
