Realist Classic Goes Away!
The link to Realist Classic (the previous/old tax system) will be removed and no longer functional effective September 11.  Realist 2.0 has been available to ALL users for the last 2 years.  If when accessing the Realist Tax System, you do your search from the initial screen that comes up, you are already using Realist Tax System 2.0! If, however, when Realist Tax System opens, you click the link in the upper right that says “Realist Classic”—this is the link that will be removed on the September 11. If you haven’t been using Realist Tax System 2.0, now is the time. Interested in a Realist Tax System 2.0 class? Log on to tulsarealtors.com: from the Main Menu, click the red Education bar, then click Register for Classes.

14th Annual Landlord Training
The main focus of the 2012 training is a more business-focused approach to Fair Housing than in previous years, designed for more appeal and relevance to commercial real estate practitioners, while still maintaining relevance to the residential segment. The main topic: “The Nuts and Bolts of the Business Aspects of Property Rental and Management” will feature a variety of speakers on topics such as the danger and negative consequences of “redlining” and “steering”; what is acceptable and unacceptable in advertising; in what situations are landlords required to make repairs, and the difference between “repairs” and the “provision of service”; the economic benefits in offering accessible housing and marketing to people with disabilities; and more. Presented by the Tulsa Fair Housing Partnership and hosted by GTAR; class is 9:00 a.m.-12:30 p.m.; OREC approved for 3 hours required FHR CE credit; training is free and open to the public! ZipForm Webinar 1
10:00-10:30 a.m.; this is the first in a series of three free webinars designed to give you the basic understanding of how to start using this great program to streamline your forms workflow. This webinar will cover: starting a new transaction, selecting forms, working with a coversheet, and setting up a template. Once you’ve registered, you will be sent an invitation email telling you how to login and participate in the webinar. You will join the webinar on your computer; it is not a class held at GTAR! (Note: You must be able to log into ZipForms before attending the webinar; we will not have time to help you get registered for ZipForm during the webinar.)
ZipForm Update
ZipForm is one of the member benefits NORES subscribers receive as part of their quarterly fees.  The decision by OAR to discontinue the ZipForm product WILL NOT affect NORES subscribers in any way.  In fact, last month NORES renewed its Zipform agreement for three additional years. NORES supports the OAR decision to discontinue this service from the state association as we feel it is a duplication of services that is not needed or used by the Tulsa membership.

CRS 200: Business Planning & Marketing
There’s Still Time to Register! The CRS two-day course will help you create a strong business that will withstand any market condition—while making a profit. The course is open to all members whether you are a CRS designee, working on your designation, or just want the information to help you be a better agent. Class is September 17-18, 8:30 a.m.-5:00 p.m. at GTAR. Course is OREC approved for 16 hours elective CE credit. Cost is $275. Plan Ahead for 2013 Dues
2013 local, state, and national dues will be billed during the week of October 8-12, 2012. REALTOR® members budget $484; REALTOR-ASSOCIATE® members budget $454. These amounts are subject to change; the State Association (OAR) has not set their dues amount for 2013 at this time.

“Living on Tulsa Time” Bus Tour
The tour will focus on new development and “mom and pop” shops in Downtown Tulsa! The first bus will leave at 1:00 p.m., and second bus will leave at 1:30 p.m. We will end the afternoon at OneOK Field (Driller’s Stadium) with Happy Hour hosted by the Young Professionals Network (4:00-6:00 p.m.). Making MLS Easy for Appraisers & REALTORS®
This new course will provide practical applications for both appraisers and real estate professionals to use to maximize functionality of the NORES MLS system (Fusion) in conjunction with their business. Instructor Polly Choate will demonstrate system functionality on retrieving CMA data; provide information on how to easily locate unique property types (e.g., log homes, a-frame, 2nd house on parcel, etc.); demonstrate the Realist Tax System mapping utilizing the flood zone overlay maps, ZIP Code boundaries, and various other functionality of the tax system related to user needs; and MUCH more! This course is OREC approved for 3 hours elective CE credit AND OREAB approved for 3 hours elective CE credit! Broker in Charge Course
If your license type is Broker Manager (BM), Proprietor Broker (BP), or Branch Broker (BB), even if only for ONE day during that license term, your OREC CE requirements are no longer the same as those of a sales associate (SA) or broker associate (BA). From now on, to renew your real estate license, you will be required to complete an OREC approved 15-hour Broker in Charge (BIC) class PLUS an additional 6 hours of required subject matter in at least two core courses (BRA, PSC, FHR or HOT). Whether you are a one-person office or a gazillion-person office, residential or commercial—this requirement applies to you!  Class is 8:30 a.m.-4:30 p.m. both days (lunch is provided and break is 30 minutes); cost is $90; class size is limited to 15. GOVERNMENT ISSUES/LEGAL:
NAR to CFPB: APR Changes Unhelpful
The Consumer Financial Protection Bureau should abandon its efforts to create an "all in" APR and focus instead on improving lending disclosures, NAR says in comments it submitted to the new federal agency. Consumers don't understand and don’t use the APR, and changing the calculation won't alter that, NAR says. The comments address a small part of a 1,100-page rule CFPB is working on to harmonize the Real Estate Settlement Procedures Act (RESPA) and the Truth in Lending Act (TILA), and will be sending more extensive comments later.
